Moss on roof tiles: cleaning options

Practical questions to ask before arranging moss removal from roof tiles.

Moss on a roof can make tiles look untidy, but deciding whether and how to remove it isn't simply a case of blasting the roof with a pressure washer. Different materials and roof conditions require different assessments.

Why does moss grow on roofs?

Shaded, damp areas can encourage growth. Trees, roof orientation and the surface of the tile all play a part. A patch of moss by itself does not prove that the roof has a leak.

Why does the cleaning method matter?

Some tiles are fragile or already worn. Aggressive treatment can damage surfaces, dislodge material or affect roof fittings. Working at height also carries significant safety risks. Any cleaning method should follow a suitable assessment, including access and the condition of the roof.

Will a treatment stop moss returning forever?

No. Surrounding conditions remain, so regrowth may occur. Any treatment should be discussed for its suitability, application and maintenance expectations. Avoid anyone promising a permanent result without assessing the property.

When might you need a roofer instead?

Loose or broken tiles, obvious leaks, sagging areas and damaged flashings call for an appropriate roof inspection. Cleaning is not a substitute for repairs.

What should you tell the provider?

Describe the roof material if known, where moss is concentrated and whether you have noticed any damage. Photographs taken safely from ground level can help. Roof-cleaning enquiries are assessed individually rather than given an automatic fixed price.
